Woodberry Down Berkley Homes

AVDanzer is delighted to be on site at Woodberry Down, one of Europe’s biggest single-site regeneration projects, which is providing much needed housing for future generations of Londoners. Our client Berkley Group approached us to manufacture a three-storey Open Space welfare building which they wanted to link with an existing welfare complex.

We carefully designed the building to ensure the floor heights would be consistent with the existing structure and also carried out fabrication works on site to link the two buildings via the external staircase gantry.

In a second phase we installed thirteen Highline units, stacked 5 on 8, and linked with an internal staircase to provide a main contractors office. The modules were lined internally with plasterboard to meet the client’s requirement for a high-specification finish. We also fitted air-conditioning and internal glazed partitions.

The modules for both phases were lifted into position using the site’s tower crane so the installation had to be closely coordinated with the on-going site works. Working to comply with London’s abnormal load restrictions the units were installed outside of commuting times to minimise disruption on the roads and to the local residents.

Woodberry Down is led by a partnership of Hackney Council, Berkeley Homes, Notting Hill Genesis, Woodberry Down Community Organisation and the Manor House Development Trust. When complete it will feature over 5,500 new homes set in 64 acres and adjacent to two existing reservoirs and Finsbury Park. The site is just a short distance from Central London and the City and enjoys the iconic London skyline as a backdrop.

The contract value was £400,000 and the installation of both phases was carried out and completed earlier this year. We are really pleased to be part of this landmark regeneration scheme in North London and delivering the highest standard of welfare accommodation for Berkley Group.
